The Puako/Wailea area has been very active this year, especially these last few months.  If you have been considering purchasing real estate in this unique oceanfront community, nestled between the Mauna Kea resort and the Mauna Lani resort on the Kohala Coast of the Big Island of Hawaii, there are still plentiful opportunities to find properties before it gets more expensive.  Ready to make a move now?  Here is what happened in Puako in 2013 and what is presently offered.

All signs point to a continuing healthy housing market on the northwest side of the Big Island with positive numbers across the board.  The Kohala Coast market shows that the number of sales of homes is up 10 to 20%, vacant land sales are up 40 to 70% while condo sales are up 5% year to date.

Condo sales at the Waikoloa Beach Resort have been very active in the last 6 months with 43 sales and 10 units in escrow. Prices range from $289,000 for a 1 bedroom at the Shores to $2,750,000 for a 3 bedroom Kolea Penthouse.


Kolea Beach Club

The only home that sold this year was a 5 bedroom ocean view Kolea home with strong rental income history.  The property sold last June f0r $2,800,000 after 1293 days on the market and 4 price reductions.  Because of low inventory of custom homes, buyers favored vacant land. 4 lots sold so far, 3 of them were generous oceanfront lots in the gated community of Naupaka Place and were sold in the $2 million range.

The Mauna Lani Resort on the Kohala Coast has a lot of fantastic properties to offer.  However, there is one type of property that is becoming harder and harder to find, vacant and build-able lots with an ocean view. The Cape At Mauna Lani Lot 5 is one of the last of its kind.
