Puako Market Update at year-end 2013

The Puako/Wailea area has been very active this year, especially these last few months.  If you have been considering purchasing real estate in this unique oceanfront community, nestled between the Mauna Kea resort and the Mauna Lani resort on the Kohala Coast of the Big Island of Hawaii, there are still plentiful opportunities to find properties before it gets more expensive.  Ready to make a move now?  Here is what happened in Puako in 2013 and what is presently offered.


A magnificient oceanfront estate got listed at $7,850,000 just a few days prior to Christmas. A professionally designed home offered complete with custom furnishings, art and accessories. If you are not yet familiar with Puako, it is a non-gated oceanfront community (no HOA fees) along the Kohala coastline.

There are three other homes for sale in Puako: two on the Makai side (on the ocean side) of Puako Beach Drive and one on the Mauka side (on the mountain side).  Prices vary from $1,100,000 to $5,950,000.

There have been 9 closed sales in the community in this past year, including three oceanfront lots with various forms of fixer upper between $2,850,000  and $4,450,000 and 5 Mauka properties selling from $740,000.


The Puako condos are across the street from the ocean and this is the only condominium complex in this charming residential neighborhood. It is 4 stories with an elevator, two swimming pools, and on-site resident manager.

Three 3/2 condos (living area: 920 sqft) sold this year from $380,00 to $425,000.  Unit #105 located on the 1st floor is presently listed at $448,000 (MLS #266621).


There are three oceanfront lots for sale at the beginning of the street starting at $4,900,000. These magnificent homesites may be the last opportunity to build on oceanfront estate with so much land.  No design restrictions and over 2 acres of building area. The developer is in the process of getting seven oceanfront lots approved and taking reservations.  Prices start at $3,500,000.

The developer has done a tremendous job preparing the lots and the area for building. The property is surrounded by a beautiful rock wall, with paved and gated entrances for each lot. Inside, the developer has opened the view lines while keeping the majestic trees on the property and has planted many more including fruit trees.

Puako is not for everyone – don’t expect an exciting nightlife but to be part of the surrounding natural beauty of Puako’s marine preserve. Make your dreams happen next year and beyond!

All signs point to a continuing healthy housing market on the northwest side of the Big Island with positive numbers across the board.  The Kohala Coast market shows that the number of sales of homes is up 10 to 20%, vacant land sales are up 40 to 70% while condo sales are up 5% year to date.

Condo sales at the Waikoloa Beach Resort have been very active in the last 6 months with 43 sales and 10 units in escrow. Prices range from $289,000 for a 1 bedroom at the Shores to $2,750,000 for a 3 bedroom Kolea Penthouse.

The only home that sold this year was a 5 bedroom ocean view Kolea home with strong rental income history.  The property sold last June f0r $2,800,000 after 1293 days on the market and 4 price reductions.  Because of low inventory of custom homes, buyers favored vacant land. 4 lots sold so far, 3 of them were generous oceanfront lots in the gated community of Naupaka Place and were sold in the $2 million range.

We currently have several condos listed at the Waikoloa Beach Resort, including a nice 2 bedroom Fairway Villas on the golf course. Unit #G4 is a ground floor unit listed at $445,000 (MLS# 268239). It is sold furnished and rents very well.  We also recently listed a 3 bedroom, 2 bath Hali’i Kai villa which provides unobstructed Pacific ocean and golf course views. Included with this villa is a single car garage and access to the private Ocean Club. This is a great opportunity to own a second home with a well established and popular vacation rental. The buyers who came by the Kohala Ranch Thanksgiving week-end Open House expressed to me once again, as far as location is concerned, their preference for the Heathers, the lowest section of Kohala Ranch.  The proximity of the Kohala Coast and the warm temperatures are definitely a draw to buyers.

This first section of Kohala Ranch was developed in the early 90’s and some of the home styles can look and feel dated.
